This week alone, I had very similar conversations with a couple of buyers who are in town, and the topic kept coming up. Everyone loves the idea of living in paradise, but before making a move, it helps to understand the day to day costs that come with it.

Southwest Florida offers an incredible lifestyle, beautiful weather, amazing beaches, and a pace of life that many people are searching for. But like anywhere, there are trade-offs. Some expenses may be higher than what you are used to, while others may balance out or even surprise you in a good way.

Here is a breakdown of some of the most common costs to consider when planning a move to Southwest Florida.

Insurance Is One of the Biggest Costs

If there is one category that stands out most, it is insurance.

Car Insurance

In our experience, car insurance is generally more expensive in Florida than in many other states. Depending on where you are moving from, this may or may not be a major shock. For some buyers coming from places like Massachusetts, it may feel somewhat comparable. For others, especially those coming from the Midwest, it can be a noticeable jump.

Part of that is simply the reality of living in a subtropical climate surrounded by water. Storms, flooding, and hurricane activity over the last several years have impacted both auto and homeowners insurance rates.

Homeowners Insurance

Homeowners insurance is another expense that tends to run higher here. Premiums can vary depending on the home, the age of the roof, the construction, the location, and how much risk you are comfortable taking on in your coverage.

The good news is that Florida has seen some legislative changes and new insurance carriers entering the market, which we hope will create more competition and eventually provide some relief. Still, for now, homeowners insurance remains a major budget item for anyone moving here.

Flood Insurance

Flood insurance is another important layer to understand.

Flood zone designations matter, especially if you are financing your home purchase. If a property is in a flood zone such as AE, your lender will typically require flood insurance. If you are paying cash, you may have more flexibility, but many homeowners still choose to carry a policy even when it is not required.

For example, we live in an X flood zone, which does not require flood insurance through our mortgage company, but we still choose to carry a policy. Everyone’s comfort level is different, and the right decision depends on the property, the lot elevation, and your overall risk tolerance.

One way to potentially reduce homeowners insurance costs is through a wind mitigation report, which is often done during the inspection process. This report shows the insurance company how the home was built, how the roof is attached, whether it meets current code standards, and other construction details that may qualify the property for discounts.

That is one reason we always recommend getting a wind mitigation report as part of your home inspection in Florida.

Home Services You May Need to Budget For

Living in Southwest Florida often comes with a few recurring home services that are less common in other parts of the country.

Pool Service

If your home has a pool, you will either need to maintain it yourself or hire a company to do it for you. Many homeowners choose a weekly pool service, where someone comes out to check chemicals, clean the pool, and make sure everything is operating properly.

This typically runs around $100 to $150 per month or more, depending on the size and type of pool.

Pest Control

Florida is beautiful, but yes, we have bugs.

A regular pest control service is something I highly recommend. Many companies offer quarterly service plans with on-call support if issues come up between visits. It is a relatively small monthly cost that can make a big difference in keeping your home comfortable.

Air Conditioning Maintenance

Your air conditioner is one of the hardest-working systems in your home here, and in some homes, there are two units.

Regular maintenance is a must. We recommend having your AC serviced every six months to keep it running efficiently and hopefully avoid breakdowns on the hottest day of the year, which always seems to happen in the middle of the night.

In many cases, maintenance plans are around $150 per year per unit, and often include two service visits annually.

Exterior Home Maintenance in Florida Is Different

Many buyers coming from up north are used to maintaining siding, shoveling snow, and worrying about ice. In Southwest Florida, the maintenance looks a little different.

Power Washing

Because many homes here are stucco, and because of the humidity, mold and dirt can build up on the exterior, lanais, cages, roofs, and driveways.

We usually recommend homeowners get on a regular rotation. One year, you may power wash the house, the next year the cage and lanai. Roof cleaning is also important, especially with tile roofs, where a soft wash is the preferred method.

Painting

The Florida sun is strong, and over time it takes a toll on exterior paint. Many homes need exterior painting every 7 to 10 years, depending on the materials and paint used.

So while you may not be paying for snow removal, you should absolutely plan for routine exterior maintenance.

And yes, our team still jokes that we offer free snow removal all year long.

HOA and Community Fees Can Vary a Lot

If you are buying in a neighborhood with an HOA or condo association, make sure you fully understand all the fees involved before you buy.

In Southwest Florida, HOA and condo fees may be billed monthly, quarterly, or annually. Some communities also have multiple layers of fees depending on the neighborhood, amenities, or master association.

And if the community has a restaurant or club component, make sure you ask whether there is a food and beverage minimum, which is common in some neighborhoods. That is an annual amount residents are required to spend.

This is one of the reasons working with a knowledgeable local agent matters. You want to make sure you understand the full picture before building your budget.

Everyday Lifestyle Costs to Expect

Not every expense is tied to the house itself. Some of the lifestyle costs of living here are just part of living well in Florida.

Sunscreen and Skin Care

This may sound funny, but sunscreen belongs on the list.

The sun here is strong, and protecting your skin really should become part of your regular routine. Annual dermatology visits are also something many full-time residents add to their health maintenance plan.

Footwear

If you live here full time, chances are you are going to spend a lot more time in sandals and flip-flops than you ever did up north. Florida living is casual, comfortable, and very shoe-optional.

And yes, over time, your feet may get used to that lifestyle too.

Grocery Costs and Dining Out

Groceries

When people ask about grocery prices, I usually say this, it depends where you shop.

Publix is a Florida favorite, and people love it. But it is not always the cheapest option. The good news is there are plenty of choices, including Aldi, Trader Joe’s, Walmart, Target, and Whole Foods.

Overall, I do not find grocery prices here to be dramatically different from many other places, especially if you shop strategically. Where you may notice higher prices is in convenience stores or beachside areas that cater more heavily to visitors.

Restaurants and Summer Specials

One of the perks of being a full-time Southwest Florida resident is that local restaurants often show a lot of love in the summer months.

Naples and Bonita Springs have popular seasonal dining promotions like Sizzle Dining, where participating restaurants offer special menus and pricing. Many restaurants also run summer promotions such as half-off wine nights or multi-course dinner specials.

You may not see those same deals during season, when population swells and demand is much higher, but if you are here in the summer, there are some fantastic opportunities to enjoy the local dining scene for less.

Entertainment Can Be Surprisingly Affordable

One of the best parts of living where people vacation is that there is so much to do, and not all of it is expensive.

Southwest Florida has tons of free or low-cost entertainment options, including:

  • Live music at restaurants, bars, and community events

  • Farmers markets

  • Weekend festivals

  • Nature trails and walking paths

  • Beach days and shelling

  • Community events in places like Coconut Point, downtown Naples, and downtown Fort Myers

Beach access is also very resident-friendly. In Collier County, residents can get a beach parking pass with proof of residence. In Lee County, the annual beach parking sticker is very affordable and gives access to select lots.

Of course, there are also all the other entertainment options you would expect, from golf and mini golf to the zoo, performing arts, and special events. In general, I find those prices to be pretty comparable to what you would expect in other mid-sized markets.

The Bottom Line

Living in Southwest Florida is about more than just buying a house, it is about stepping into a lifestyle.

The weather, the beaches, the outdoor living, the dining, the entertainment, and the overall energy of the area are a huge part of what attracts people here. But it is important to understand the costs that come along with that lifestyle so you can plan wisely and feel confident about your decision.

The biggest expenses that tend to surprise people are insurance, HOA or condo fees, and certain ongoing home maintenance items like pool service, pest control, AC maintenance, and exterior care. At the same time, there are also plenty of affordable and even free ways to enjoy life here once you are settled in.
